The dynamic of this strategy starts with a high level economic result: engineered studies reduce immediate tax liabilities and increase cash flow. Front end loading of depreciation produces a range of $40,000 to $100,000 of after-tax cash for every million dollars in depreciable value. Cash flow improves 25-35%. NOI improves. ROI averages 15:1 - often considerably higher.
Liquidation
We have solutions that have worked well for High Net Worth individuals, Conglomerates and Corporations for over 100 years. Monetized Installment Sales are allowed under Section c-453 of the Internal Revenue Code, and can be used for the disposition of various highly appreciated capital assets. This includes but is not limited to:
The owner can sell these assets for cash, net 93.5% of the sales proceeds and defer capital gains tax. They walk away from closing with cash in hand, flexibility to reinvest proceeds as they choose, and up to 30 years to pay the capital gains tax due on sale. This strategy is preferred, less cumbersome, and less complicated compared to :Deferred Sales Trust, 1031 Exchange, Seller Financing, etc.
Investors know that they can write off depreciation, operating costs and a portion of capital expenditures each year. An ever increasing number are using a Qualified Scientific Property Analysis to increase and accelerate depreciation, improve cash flow and leverage the time value of money. Most also know that they can defer paying capital gains tax by investing in another like-kind property through a 1031 exchange. These are all attractive income-preserving tools.
Though not a one size fits all solution, for many TAX DEFERRAL can be a preferred alternative to a 1031 Exchange, Deferred Sales Trust, Charitable Trust, or Seller Financing.
